What is an appraisal?

An appraisal is an opinion of value performed by a licensed and trained expert that focuses only on real estate valuation. As such, the appraiser’s opinion is generally regarded by courts, lenders, attourneys, and other professionals as more reliable than other sources.

Why do I need one?

Appraisals are commonly used for lending, cash purchases, divorce, probate/estate, tax appeal, real estate listings, accurate measurement for square footage, and property analysis for remodeling and renovations.

When should I order one?

The appraisal report can be written for different purposes and needs. As such, it is worthwhile to reach out to the appraiser to discuss your specific needs and come up with a timeline. In the case of a legal matter, such as divorce or probate, it is advisable to discuss the appraisal needs and timeframe with your attorney.
